Retail Development

The Site

Construction of a commercial subdivision with large parcels and CRU pads available. The anchor tenant of the development is Wal-Mart.

Lake Excavating Ltd. undertook this development on a design build basis. As project managers, we:

  • negotiated approvals and development fees with the City and provincial departments
  • retained and coordinated the services of professional engineers and other sub consultants
  • coordinated the design and installation of Hydro, telephone and cable TV

This project had a fixed fee and guaranteed delivery date contract. Strict penalty clauses required payment of $7,000 for each day of construction past the delivery date, for each of the five construction activities defined in the contract.

Early in the project, the client identified $500,000 worth of additional works requiring city approvals and negotiations with the city and adjacent landowners. The client also redesigned major components of the project. The additional work was completed and the project finalized prior to the contracted delivery date.

The project was located in a mountainous area and required steep slope work, rock blasting and logging and grubbing 43 acres. This involved:

  • moving 700,000 m³ of materials
  • 100,000 m³ of stripping
  • 500,000 m³ of till
  • 100,000 m³ of blasted (shot) rock

The strippings were processed, screened and used for site landscaping. 5000 m³ of rip rap was produced on-site from natural boulders sorted from the excavation. 1000 m³ of the rip rap were used for retaining wall and decorative landscape placement.

Fills of up to 17 m were placed on the site. Sediment and erosion control measures were designed and implemented to protect the adjacent environment.

Site servicing required:

  • 2000 m of 300 mm, 250 mm and 200 mm diameter water main
  • 2000 m of 250 mm and 200 mm diameter sanitary sewer mains
  • 30 sanitary manholes up to 11 m deep
  • 3500 m of storm sewer up to 750 mm in diameter
  • 30 manholes installed at depths up to 11 m with grades up to 20%
  • a wet pond storm water management facility with energy diffuser, flow control manholes and flow control structures
  • approximately 20,000 m of conduit

Surface works included:

  • 2500 m of concrete curb and gutters
  • 1500 m of barrier curb in parking lot
  • 45,000 m² of asphalt with associated line painting
  • installation of a lock block retaining wall system with tie back to facilitate grading along the roadways

Site landscaping included:

  • a 5 acre park with trails, benches, lighting and an underground irrigation system
  • 7 acres of topsoil and seeding
  • irrigation of all cut slopes to establish growth
  • installation of 300 m of decorative cedar fencing
